Keats Fearn Estate Agents work in conjunction with Lets Help Property Management in order to provide specialist residential lettings services. Keats Fearn Estate Agents provide appraisal, marketing and negotiation services with Lets Help Property Management providing all administration and management services once a Tenant has been found.
All invoicing and financial management will be undertaken by Lets Help Property Management whom the Landlord is instructing with Keats Fearn Estate Agents
Before accepting a prospective tenant/s we have to provide clients with evidence of their status and suitability through referencing.
Please be aware that some landlords will not accept smokers, allow pets, or allow “sharers”. If we manage the property then we may make occasional inspections to check on the condition.
At the commencement of the tenancy an inventory and schedule of condition may be provided.
A credit check will be carried out prior to the tenancy commencing which will include:
- Landlord (if applicable)
- A guarantor (If required)
Rent & Deposit
Upon signing the tenancy agreement.
First Month’s Rent
All rents are exclusive (no bills included) unless stated and must be paid in advance by standing order.

Our Short Assured Tenancies are for a minimum of six months, although a longer term can be sought in advance (subject to the Landlord’s agreement).
Please be advised that tenants are liable for all utility bills during the term of their contract, which will include – Gas / Electric / Water / Council Tax
A landlord’s buildings insurance will not cover loss or damage to a tenant’s property. Tenants are requested to show evidence that they have a suitable policy in place for their own contents/ accidental damage insurance. Please ask for a quotation.
