Before accepting a prospective tenant/s we have to provide clients with evidence of their status and suitability through referencing.

Please be aware that some landlords will not accept smokers, allow pets or allow “sharers”. If they do, then you might be asked for an increased deposit. If we manage the property then we will make occasional inspections to check on the condition.

At the commencement of the tenancy an inventory and schedule of condition may be provided.

Schedule of Fees

Credit Referencing

Comprehensive Reference Fee Per Tenant is £180 including VAT

Non-Refundable Holding Deposit (Goes towards 1st month’s rent)2 weeks Rent

Please note that the above is non-refundable should you as the prospective tenant(s) decide not to go ahead with the letting.


A credit check will be carried out prior to the tenancy commencing which will include:

  • Employer
  • Bank
  • Landlord (if applicable)
  • A guarantor (If required)

Rent & Deposit

On commencement of the letting the following will be required in cleared funds.

First Month's Rent

All rents are exclusive (no bills included) unless stated and must be paid in advance by standing order.


Security Deposit
(payable approx. 1 week before tenancy commences)
1 ½ months’ Rent
(2 months with pets)

Lease Agreement

Our Short Assured Tenancies are for a minimum of six months, although a longer term can be sought in advance (subject to the Landlord’s agreement).

Utility Bills

Please be advised that tenants are liable for all utility bills during the term of their contract, which will include – Gas / Electric / Water / Council Tax

Contents insurance

A landlord’s buildings insurance will not cover loss or damage to a tenant’s property. Tenants are requested to show evidence that they have a suitable policy in place for their own contents/ accidental damage insurance. Please ask for a quotation.
