10.12.1 The tenant is informed that they will have to fill up the LPG Gas tank at the end of tenancy, as well as ensure that the septic tank is emptied.
10.12.2 At end of tenancy, the tenant is required to ensure the property is professionally cleaned, to the same standard as at the start of tenancy. This is to include full end of tenancy clean of the property and annexe and includes internal & external windows.
10.13 Pets Clause
Not withstanding clause 8.10.1 The Landlord agrees that the Tenant may keep at the property a small dog.
10.13.1 The Tenant agrees to all of the following: Pay for the property to be professionally cleaned with de-infestation cleaner at the end of the Tenancy if de-infestation is necessary. The Tenant will be liable to compensate the Landlord for any losses suffered due to flea infestation by an animal of the Tenant, his family or his visitors. To take reasonable steps to keep any pets under control during the Tenancy. To keep the garden free of fouling by the pet during the Tenancy. To keep the pet(s) from causing any annoyance or discomfort to others and to immediately remedy any complaints concerning the pet; To keep the pet(s) from damaging any property belonging to the Landlord/Agent or others; To immediately pay for any injury, damage, loss, or expense caused by the pet(s). It is further understood that such restitution shall be made over and above any rent paid in accordance with Item #1 of this Pet Agreement. To keep the pet(s) restrained, but not tethered, when it is outside of the dwelling; Not to leave the pet(s) unattended for any unreasonable periods; To hold the Landlord/Agent harmless from all liability arising from the Tenant’s ownership or keeping of the pet(s), including but not limited to any liability resulting from the Landlord/Agent turning said pet over to local pet policing authorities should the pet(s) be found unsupervised; To dispose of the pet’s droppings properly and quickly; Not to leave food or water for the pet(s) outside of the dwelling; Not to keep the pet’s offspring on the premises for longer than 8 weeks after birth; The permission granted herein shall be limited to a certain pet(s) named and described above. Should the Tenant fail to comply with any part of this Pet Agreement, the Landlord/Agent reserves the right to revoke permission to keep the pet. In such event, the Tenant agrees to permanently remove the pet(s) from the premises within 48 hours of receiving written notice thereof from the Landlord/Agent; failure to comply with same shall be grounds for immediate termination of the Assured Shorthold Tenancy Agreement.
